The online portal is designed for residents whose management company utilizes AppFolio Property Manager. It offers a convenient way to interact with your property or association manager and provides immediate access to essential information and tools.

Tips for Effective Use:

Enable Two-Factor Authentication (2FA): Enhance the security of your account by enabling 2FA in the Account Profile tab1. You'll need an authenticator app on your phone, such as Authy, to scan the QR code and activate 2FA.

Set Up Recurring Payments: Schedule automatic recurring payments to ensure rent is paid on time.

Monitor Requests: Keep track of your maintenance requests through the portal.

Check your Junk/Spam Boxes: If you do not see the activation email in your inbox, be sure to check your spam folder.

Contact Property Management: If you have trouble signing in or have any questions, contact your property manager.

Key features of the portal include:

- Payment of rent or dues and setting up automatic payments

- Submission and tracking of maintenance requests

- Retrieval of important documents such as tenant inspection reports and homeowner meeting minutes

- Viewing and downloading of lease agreements

- Homeowners can submit architectural requests and keep informed about association events.

This app is helpful, but some users feel that charging a fee for using a debit or credit card would be fair. They argue that this convenience benefits the app provider more than the users who are already burdened with high rent expenses. While ACH withdrawals are free, they can take a long time to process, especially when everyone is using online payments. Many believe that in this digital age, there should not be an additional fee for using debit or credit cards. This fee may be convenient for the provider, but not for us, the users.

Hey, it looks like my payments are going through smoothly now. But I'm still getting charged a fee for not using the automatic draft system. It's strange because the fee is for not using auto draft, which is supposed to be automatically done by ach. Also, the instant rebate they promised isn't really instant – it takes 6 business days. It would be great if there was an easier way to contact them, either through the app or by phone. My landlord just says it's my responsibility to deal with these issues.

The app has not been working for 3 months. Even though I can still pay, it is almost impossible to use. There are 2 pages with buttons that work but they are on top of each other and one is slightly see-through. I have tried everything — deleted cache, cleared all data, signed out, reinstalled the app... but nothing has made a difference.

Let me tell you about my experience with this app. I've tried to set it up on my phone several times to pay my rent, as my Property Management Group requires payments through this method. The problem is, even though I'm using the same email that the group uses to contact me, and despite them inputting the exact information into this app for my account, I just can't get it to work. As a result, my rent has been reaching their office late for the past two months. My advice? Stay away from this app.

This app is functional, but it doesn't offer popular payment options like PayPal or Google Wallet that many others do. With these options, you can make payments without sharing sensitive bank account details and even set up auto-payments. Why is there a $21 convenience fee for using my bank's Visa debit card when setting up automatic payments with no extra charge? I've never been charged more than $5 for bill pay elsewhere.

It seems like I can't login to the app or the official website on my computer. I tried to log in but it keeps telling me that my email/password is not correct. So, I decided to click on "forgot password." Then, it asked for my email again and sent an email requesting my email once more... However, this time I did not receive an email. Now, I have to call the number they provided. After leaving a voicemail, they mentioned it will take 1 business day to reply... But I need to pay urgently.

Oh, the app really made things hard for me! I paid my rent early, but it took out another payment later on. That led to my account being frozen until it got sorted out. Then my bank and the property company had some problems. They gave back the extra money taken out but now I have to pay a charge. I can't even reach out to the company as a tenant.

Wow, they charge for everything! You have to make payments through their portal. Every time you make a payment that's not on autopay, you'll be charged 10 dollars. So, just to cover the deposit, first month's rent, security fees, and pet deposit, you may end up paying around 3 or 4 extra 10 dollar fees. And if you don't lock in your rental rate when you sign the lease, the landlord will raise your rent by at least 100 to 200 dollars when your lease ends. It's frustrating because nobody picks up when you call, and they never call you back; you can only reach them via email.

I went to pay using my checking account, and they wanted to charge me $2.50 for electronic fund transfers. What'll be tough is when they make tenants pay through the app according to the lease. I've paid my electric bill and others without any extra fees. The money from the appfolio fee doesn't go to my landlord but to the app developer. It feels like a mandatory subscription, and both tenants and landlords should think about it before going ahead. I give it 1 star without hesitation.
