The advantages of renting

With the distinct lack of affordability in the sales market, over the course of the last decade more and more people are renting, up to a third of the population in urban centres.  Renting is an option of choice for many now because of the flexibility it offers:

Long term tenancies start from as little as 6 months and you can move after this time if it doesn’t work for you.

Being able to give notice to vacate lets you test relationships, whether that’s a new flatmate or a new partner

Working lives have changed and people change job, including their location, more frequently and renting makes this easier.

Professionally managed properties take the burden of maintenance away from you, giving you time to enjoy other things. You will have one point of contact and you don’t have the problem of finding contractors and overseeing works.

The ongoing costs of maintenance, building service charges buildings insurance are covered by the landlord

As you don’t have the additional costs that are covered by the owner it is much easier to predict your monthly costs.

Whilst the costs of renting are high, the cost of getting on the rental ladder is substantially cheaper than buying a property.

Property sharing reduces the cost per person allowing you to move to an area you may have thought out of your budget.

Rental properties have to conform to safety standards.

Shorter term lets are great for those who are in between moves or moving out whilst they do renovations

Short term lets are generally all inclusive of costs and so you’ll have one regular payment.

You are more likely to find that one bed and two bed apartments in city centres are more likely to come furnished as well as properties designed for certain user groups, such as students. Landlords used to be able to claim tax relief against furnished properties.  This tax break has now been removed and so there is no financial benefit to a landlord in providing a furnished property other than it making the property more desirable in certain circumstances.

The advantages of buying

Buying your own property to live in has a number of advantages over renting, however, it’s not for everyone.

Before deciding whether buying is right for you, make sure you consider the benefits and disadvantages.

Benefits to buying:

It gives you a better level of control over your home and the ability to make improvements as you see fit.

If your property increases in value, perhaps through market conditions or improvements made, the gains will be yours.

Increasing the value of your home creates equity (the property value less the debt you owe) and allows you to trade up to on your next move.

Monthly mortgage repayments can be very competitive compared to what you would pay to rent a comparable property, and potentially even cheaper.

The monthly payments you make all contribute towards eventually paying off the mortgage and you owning the property outright.

Owning a property outright means that you can reduce your living costs as there will be no rent or mortgage to pay, especially useful later in life.

In retirement, there are schemes that allow you to release equity from your home to help fund your retirement.

Your property can be passed on when you die.

How to find a place to rent

With most properties now being listed online, it’s easy to find property that meets your needs. However, with such a large selection to choose from, it’s worth taking the time to ask yourself exactly what you’re looking for before you seriously start looking; this will help you to firm up your requirements and narrow the options more efficiently.

There are three key criteria you’ll need to think about before embarking on your property search:

Price – how much can you afford to spend per month/week?

Location – where do you want to live?

Size – how many bedrooms do you want? Do any of them need to be doubles?

So, here's my fourth negative review: When you check out a property in your saved list and go back to the list, it annoyingly takes you to the beginning each time. This problem is just not okay. Many users have complained about this issue for a while now in their 1-2 star reviews. It's really frustrating, and I believe it's high time this problem is fixed. "Rightmove," people are fed up with this and other bugs. 😠

The app is really good for searching properties in specific areas. It has some extra features that the website doesn't have, like seeing Saved properties on a map. Though, it can be a bit annoying when it filters out properties if there are too many to show on the map. But I get that it makes it easier to see the pins.

You remember how I mentioned last time that it only displays the most expensive properties? Well, it really should show all available properties up to that price on both the list and map views. Even when you hit the "search this area" button, it still only reveals the priciest ones. I'm not fabricating this issue, although I bet it would be much simpler for the developers if I were. Essentially, you've restricted users to searching for just one price point.

The last update messed up the app - it's slow, keeps saying I'm offline, and won't show my saved properties. Not only that, it crashes when I try to check out some property details. Is this a common problem that'll get fixed? Thanks, Nikki
